PROPERTY DESCRIPTION:

This Ski-in, ski-out condominium is located on the Four O'Clock Run and is across the street from the Snowflake Lift. Only 3 blocks from historic Main Street, this 4-bedroom, 3-bath unit has 3 private wrap-around balconies with Adirondack chairs off the living room with mountain views, and balconies off each queen bedroom with Four O'Clock Ski Run views. For summer and fall, the Snowflake Trail across the street is a must for daily hikes. Main Street is a short walk, or a quick ride away on the free shuttle.

The living room and kitchen boast incredible mountain views. There is a wood-burning fireplace, custom log furniture, and a 37" flat panel TV in the living room with voice-activated Dish TV plus Netflix available for personal log in. WiFi throughout unit. The kitchen has slab granite countertops, hickory cabinets, slate flooring and mountain decor lighting. Unit accommodates up to 8 people, but we recommend 7 adults maximum given unit and bedroom size.

The unit has a master queen bedroom with small flat screen TV/DVD player/Dish TV, private bath and private balcony, and an assortment of board games in the closet; a second queen bedroom upstairs with small flat screen TV/DVD player/Dish TV, private balcony with Adirondack chairs, and a small collection of books to borrow; a third bedroom upstairs with 2 twin beds; and a fourth bedroom on the main level with an upper single bunk and full size futon sleeper/sofa below, inflatable twin mattress (in closet), a Pack n Play, a small TV for DVD movies only, along with an assortment of kids DVD movies.

There are 3 full bathrooms. The main bath is located off the family and dining room down a short hallway, the same hallway where there is a stacked washer and dryer for small loads. The downstairs bunk/full bedroom uses this bathroom. It has a vanity with underneath storage and drawers. The master bathroom is on the main level, too, in the master queen bedroom. The upstairs bathroom is a hallway access for both the upper queen and upstairs double twin room.

A private ski and boot locker is located on the lower level of the building. Guests ski into the back door of the unit off the Four O'Clock Run. Locker is a half-flight down, keyed to the unit, with locker room-style benches for ease of taking off boots.

Open and bright floor plan with great morning sun off the family room and kitchen. Approx. 1350 sq. ft. Outdoor and indoor hot tubs in the center exterior area of Tyra II, along with two large gas grills and picnic tables, which in the summer are surrounded by beautiful potted flowers. Meeting rooms and club house available upon request.

What we love about our unit is that it is extremely quiet and peaceful. There are wonderful views from all 3 private balconies, and there are 2 chairs on each to enjoy those views. The private ski locker is awesome because you don't have to carry anything up to the unit. You ski into the back on the unit and the locker is on the lower level, keyed to the condo. Mountain-style furnishings and decor throughout.

Renters will be responsible for any property damages and excessive cleaning incurred during their stay. Damages caused per the renter will be charged to the credit card used for the reservation.

Condo does not offer daily cleaning services. Mid-stay cleaning can be provided on a per request basis for an additional charge. Condo does have a full size washer and dryer in the unit.

All reservations also subject to a one time cleaning fee. $100 late check-out fee assessed for check-outs past 10:00 AM. This unit needs to be cleaned for the next guest arrival and check-out time must be strictly adhered to. Our thanks in advance for your cooperation. $25 charge per key that is not returned at check-out. $100 per parking pass that is not returned at check-out. This is a non-smoking unit. A minimum fee of $250 will be charged if smoke is found in the unit. Additional fees may be charged if carpet cleaning and/or dry cleaning is needed to remove smoke odors.

Firewood is not provided. Firewood can be purchased at the local city market.

Ski-in, Ski-out conditions are a the mercy of Mother Nature and may not be available early or late in the season if the Breckenridge Ski Resort is not fully open. Please check the latest ski report or give us a call.

Local Breckenridge City Ordinance: The town of Breckenridge has passed a short term rental ordinance for the monitoring and rule enforcement. Per town ordinance, and violation of the short term rental policy can result in fines and mandatory court appearances. Rules are specific to following instructions regarding parking, quiet hours (after 10 PM at our condo) and trash disposal.

Standard Property Cancellation Policy

Travelers who cancel 60 days or more prior to check-in date will get back 85% of the amount they paid.

Perfect place to stay in Breckenridge. The house is located a short walk to town centre, ski rental shops, the snowflake chairlift and a main stop for the free shuttle to other lifts etc. - not to mention being on the 4 o'clock run. The house was very cozy and well equipped, and the hosts were very helpful and accommodating. Will stay here again when next in Breck!

My family and I rented this condo to be in Breckenridge for one of the last stages of the USA Pro Challenge Tour. Our "party" included my two daughters and their husbands who slept in the rooms with the queen beds, two grandchildren (ages 2-1/2 & 5) who loved the bunk bed room, and my husband and I took the twin bed room. It was especially nice to have the luxury of THREE bathrooms. The location was perfect....we could walk down to town to eat and shop, or to hike, mountain bike or run on a nearby trail. The kids loved riding the gondola up to the kiddie park. (Kind of expensive, but not as costly as skiing in the winter!) There was absolutely NOTHING that we needed that was not provided. The owner has thought of everything.....and when I needed to email her, she responded right away. This was our very first experience renting on VRBO; we definitely recommend this property and hope to stay there again.
